Ottoman Property Deed – Conditional Sale (Vefa) of Vineyard & Field 1911

Description:
This Ottoman contractual deed, dated March 18, 1911, records a rare vefa transaction, a legal mechanism in which property was sold with the right of repurchase. The document concerns two properties owned by Hafız Mehmed Efendi, son of İkinci: a 5 dönüm vineyard in Yapuzoğlu Mahallesi and a 2 dönüm field. To secure a loan of 100 Ottoman liras from Süleyman Beyzade Yakup Sami Efendi, these lands were temporarily transferred to the creditor under the condition that the debtor could reclaim them within two years upon repayment.

As stated in the deed, Mehmed Efendi later fulfilled his obligation and successfully recovered his vineyard and field. Such vefa deeds are highly valued by collectors, as they illustrate the sophisticated legal instruments of Ottoman property law, bridging debt security with landholding practices. The presence of a Greek neighbor, Yanni, further highlights the multicultural fabric of Anatolia on the eve of the First World War. The document is embellished with revenue stamps (pûl) and numerous official seals, adding to its rarity and authenticity.
